ok , new tenants moved in june 2008: first appointed rent payment was paid late and the reason was the bank did not pay it in to my account vi direct debit, now the 3rd month rent has not been paid into my account,. In the contract the rent is paid on the 9th of each month.

I am sorry. I do not understand your post. Your NEW tenants moved in June of 2008? They are 3 months behind --- is it not 2012? They are still in your apartments? Kindly clarify.
Anyhow, if you want your tenants to leave, consult a lawyer. Maybe all you need to do is send them a demand letter.

If I were you, If they pay
late and if they don't have any
valid reason, i will terminate them.
That's my opinion.
